Are you a regular visitor to the coast during the Summertime? The lure of lovely sea breezes is hard to resist during the steamy days of July and August. Warm Your Winter with Energy Smart Designs

There are myriad ways to increase the energy efficiency of any home design during the construction process, such as choosing Energy Star windows or boosting the amount of insulation in the attic. However, truly energy smart homes "design in" efficiency without adding significantly to the total cost to build. We've recently added a delightful collection of green house plans that are designed from the ground up to save money. When built to spec, homes from this designer can save 50% of the total energy cost when compared to other new homes.

The designer utilizes an ingenious design technique that places all mechanical equip-ment and chases within the heated and cooled space of the home. Placing ducts in conditioned spaces avoids having to push cooled or heated air through hot or cold attics. Additionally, the designer employs "raised heel trusses" that create more room for attic insulation. When combined with 2x6 framing, exterior wall insulation increases while eliminating 20% of the lumber needed.

The bottom line is that these energy efficient designs not only look fantastic, homeowners save dramatically on their utility bills without breaking the bank during construction. Click here to check out all of this designers palns: Energy Efficient House Plans

West Indies Style Homes Gain in Popularity

Caribbean inspired home designs have migrated to American shores with frequency over the years. One of the more popular island centric architectural styles we've seen gaining popularity this year are West Indies homes. Originating from the British Colonial Leeward and Windward islands, these designs borrow from the classic plantation architecture pervasive on the islands of Antigua, Dominica, Montserrat, Nevis, St. Kitts, Barbuda, British Virgin Islands Grenada, St Lucia, Barbados, Saint Vincent, Grenadines, and Trinidad & Tobaga.

The core elements are unmistakable: white stucco or shiplap with clean exteriors that combine the best of contemporary and traditional styles. You'll also see the use of small covered porches and finely detailed rafters tails in abundance. Dark wood accents often contrast dramatically with the fully white exterior siding and trim. Interiors blend open, casual living floor plans with large outdoor lanais and courtyards. If you'd like to explore examples of this design style, click here: West Indies House Plans.

SUMMER 2015 New Home Designs

Beach Residents Say: Bring on the Hot Weather!

As I write this, my lovely beach town of Isle of Palms, SC is enjoying its ninth consecutive day of 90+ degree weather. Depending upon your meteorological preferences this type of heat will either cause you to run to the nearest air conditioned space, or, if you are like me, head to the water. Let's be honest: living close to your favorite beach, lake or river gives you a huge advantage on the sweltering days of Summer. While our less lucky friends are contemplating packing all their gear into their vehicles for the trek to the beach, you and I have already strolled down to the cooling waters for a dip.

Making the decision to live in a water community certainly takes a leap of faith, not to mention the potentially significant financial commitment. Clearly the benefits outweigh the challenges. With a little strategic planning you can make your dream come true. Make a budget, make a list of places with lot prices you can afford, choose a design that you can build within budget. You can do this! Rely on the expertise of your local real estate professional and a reputable builder known for quality. Remember, you get what you pay for! You are better off building a smaller, better built home, than trying to stretch your budget by cutting corners to build a larger home.

When you are ready to move forward with purchasing the beach house plans for your dream home, you'll want to take advantage of our Summer Sale. You can save $75 on any plan that we sell until July 31, 2015. Just use the following discount code when checking out online: SUMMER75.

Seeking Sublime? Spend a Summer by the Sea

A couple I know quite well, longtime friends we met through our kids, recently moved from Mount Pleasant out to "the island" (aka Isle of Palms). While both of these South Carolina coastal communities are just a short distance apart, the local "vibe" of each is completely different. The first thing our friends noticed is the slower pace of everyday living out on the island. It's true - the living is easy when you can walk to the beach. Think about the alternative: loading up the car with all your beach gear, enduring the line of cars streaming across the bridge and then negotiating the potential hassle of finding an available parking space. Or you could just walk out your front door and stroll on down to your favorite spot on the beach. Our friends have fully embraced this new, relaxed lifestyle.

While we certainly like the possibility that you, our loyal site visitor, may purchase a home plan from us, your home by the sea doesn't have to be newly constructed. In fact, your place near your favorite beach may already be waiting for you. So whether you build new or find your home already built, we whole-heartedly encourage you to take the plunge. There really is nothing quite like living by the sea.

If you are considering building your dream home, remember you really don't have to live in a big house to live large by the sea. In fact the long-term trend in home design has moved dramatically toward smaller, more efficient homes that cost less to build, maintain and operate. Take a look of some of the exciting new designs that we've been adding to our site over the past several months. From elevated house plans suited for flood zone properties to elegant Charleston-style home designs that would look wonderful on your street, we may have the house plan that is just right for your coastal, lake, beach or deepwater property.

Elevated Designs for Your Coastal Property

This month's Featured Architect comes from the custom design world, offering his clients highly personalized designs that have won national recognition for their artistry and functionality. While his design firm remains very active in creating these types of designs, he also believes that budget should not stand in the way of having a well designed home. To this end, this award winning custom design firm has introduced a new collection of ready to build home designs that were created using the same thoughtful process used to create their custom designs.
“These home plans cater to a segment of the marketplace that appreciates livability and design aesthetics, but may not have the opportunity to choose the custom home design option,” he says.
With the current move to smaller, more efficient homes that are both less expensive to build and easier to maintain, this new collection of designs fill a void by giving homeowners the architectural detail and functionality that is often missing in the typical stock plan inventory. This concept has been a long time in the making for this architectural firm. Over the years, people would contact them wanting to purchase plans for a house they saw featured in a magazine, but because these projects were highly customized for individual clients, the home designs were not for sale. With the introduction of this new collection, great design is now accessible for those of us with tighter budgets.
The plans cater to the firm's area of expertise: waterfront and coastal homes. Many of the plans are oriented to take full advantage of water views with their large windows and porches. This practical, purposeful approach offers years of superior livability for the people who live in their designs, and can improve property values and resale. The homes in this collection are versatile and varied, but with a coastal cottage charm. They are at home anywhere that sand, surf and sun converge.
