Are the Plans Engineered?

No, engineering is never included with the plan sets.  If your building code requires that an engineer review your plans, you will need to hire someone local to do this work. Typically, your builder will have several “go-to” engineers who can handle this for you. This typically includes sizing pilings and beams to meet your wind load requirements as well as determining the appropriate footing for your soil conditions. Keep in mind that you will need to incur this cost whether the plan you use is stock or custom. Depending upon the size and complexity of the design, this fee will typically run between $1,000 – $4,000 or more.
